
What to look for in a land investment?
I want to invest in rural acreage.
I want to make sure It will rise well in value and sell quickly when I no longer want to hold it (10 years or so).
What should I look for?
Some advice and comments:
YOU: I want to invest in rural acreage.
COMMENT: Rural acreage is not a liquid investment. Your time horizon is OK–10 years or so. Still, you’ll be locked in to the investment. Also, you can’t finance acreage like you can a property. You’ll have to come up with cash, or at least a lot more cash than if you were to buy a house. That means you have a lot less leverage.
YOU: I want to make sure It will rise well in value….
COMMENT: Impossible to be sure of that. A previous answer is correct: Try to buy in the path of progress/expansion. Try to figure out the expansion patterns of a nearby city and suburbs, then buy land in the path of that progress. But there’s no way to make sure that you’ve chosen correctly.
YOU: …and sell quickly when I no longer want to hold it (10 years or so).
COMMENT: If the market is really strong and you’ve chosen land in the path of progress, you can sell quickly. However, land often takes longer to sell than houses. For instance, most people who buy houses aren’t interested in “doing it themselves,” so your market largely will be limited to developers. And that’s OK, but that market is very cyclical. Also, bluntly, the market doesn’t care “when I no longer want to hold it.” You can become a “don’t wanter” at the wrong time, and end up having to hold the land for another 3-5 years.
YOU: What should I look for?
COMMENT: Buildable, rezonable, subdividable land in the path of progress.
Don’t misunderstand: Many people have made money buying raw land, holding, and selling. But that’s usually not the wisest investment. In addition to the drawbacks mentioned above (cyclical market, large cash outlay, illiquid investment, gamble whether you’ve chosen the right location), there’s also the problem that the land is going to cost you money each year for those 10-15 years. There will be property taxes, some maintenance or upkeep, and so on.
If you really, really want to invest in raw land, OK. Just understand the drawbacks and risks.
