
Is Shared Ownership Right For You?
Many first time buyers wanting to make the leap onto the property ladder are currently facing difficult times and decisions. Many will be waiting for house prices to fall to an all time low before making the decision to buy, while others will be desperately saving for at least a minimum of a 10% deposit to secure a mortgage. For some the idea of owning their own property is simply unobtainable.
We hear of stories of couples struggling to buy a two bedroom flat in London, despite them having a joint income of around £80,000 and over £45,000 in savings to cover the deposit and fees. There only option would be to move further afield and commute into London.
Some first time buyers are now seeking an alternative way into the property market by purchasing through shared ownership schemes. This type of scheme is a great way to get you into home ownership and is the main affordable housing scheme.
There are several schemes available that go under similar sounding names, the main one being New Build HomeBuy, whish is a form of shared ownership. But do not confuse this with the similar sounding HomeBuy Direct, which is a shared equity scheme.
To qualify for one of the schemes you must earn under £60,000 a year and not be in a position to be able to afford a home unless you applied through a shared ownership scheme. You may also apply if you are a ‘key worker’ such as a teacher, police officer or nurse, or a first time buyer or a council tenant. Rules can however vary depending on the development and housing association.
You will still need a mortgage, but with many of these schemes you might be able to buy from 25% to 75% share in your new home. You then pay a rent on the share that you don’t buy. So if you bought 75% share of a home you would pay a rent on the remaining 25% share, which is normally set to around 3%. The larger the share of the property you purchase, the less rent you pay. When you can afford to do so, you can buy more Shares until you eventually own the whole property outright. The share of the property that you pay rent on is usually owned by a housing association.
